Who can live at Ladera?

Anyone is welcome to apply. Ladera is a mixed-income affordable community, so eligibility for a program home depends on household income and size, nothing else. One quick call to the office is usually enough to tell you where your household stands.

What are the income limits?

Program homes at Ladera use income limits that HUD sets each year for Lincoln County. The limits rise with household size, so a household of four can earn more than a single renter and still qualify. Because they change annually, call us with a rough idea of your monthly income and we can tell you quickly.

How much is the rent?

Rent at Ladera is a set monthly amount by floor plan, kept below the market through the affordable-housing program. It is not calculated as a percentage of your income. Rates adjust as the program updates each year, so the office quote is the number to plan around. Call for today's rates on one bedroom, two bedroom, and three bedroom homes.

Is this the same as Section 8?

No, but the two programs work together. Ladera is tax-credit housing: program rents are already set below market, no voucher required. If your household has a Housing Choice Voucher, you are welcome to use it here. Call and we will walk you through how the two combine.

Is there a waitlist?

When a home is open, there is no waiting list: you can apply the same day. When the community is full, we keep a simple list and call in order as homes come ready. Joining costs nothing, and we will always tell you honestly where you stand.

What does "Ladera" mean?

Ladera is the Spanish word for hillside, and the community lives up to it. The buildings step up a wooded slope above US-70, connected by stair-stepped walkways, and they were laid out to line up with the sun at the solstices and equinoxes. Come see it in person; the name makes sense the moment you arrive.

What documents will I need to apply?

Plan on a photo ID for each adult, Social Security cards for the household, and proof of income such as recent pay stubs or benefit letters. The office gives you the exact checklist when you apply and will help you track down anything missing.

Are pets allowed?

Please call the office for the current pet policy before you apply. Assistance animals are always welcome in accordance with fair-housing law.

Is Ladera accessible for people with disabilities?

We welcome reasonable accommodation and modification requests under Section 504 and the Fair Housing Act, and the office can talk through which homes on the hillside best fit your needs. Call us to discuss. TTY users may dial 711.

How do I see the community in person?

Call the office to set a time. Visits are by appointment so someone can walk the hillside with you, show you an open home and the community building, and answer everything on your list.
