Welcome to Ladera
Ladera is the Spanish word for hillside, and this community earns the name. Timber-clad homes step up a wooded slope above the Rio Ruidoso valley, and the buildings were laid out to line up with the sun at the solstices and equinoxes, a quiet piece of design you can feel on a cold bright morning. Program rents stay below market through the tax-credit program, and Section 8 vouchers are welcome.

Green-built on the hillside
The buildings at Ladera are set to the path of the sun, aligned with the solstices and the equinoxes. It is a quiet piece of design that welcomes low winter light and shrugs off the high summer heat.
Recycled and responsibly chosen materials went into the community from the start, part of the same green-building approach used across our sister communities.
Instead of flattening the site, the buildings and walkways step with the natural slope. The pines stay, the views stay, and every home sits a little differently on the mountain.
Ladera shares its green-building roots with sister communities across New Mexico, several of which carry Enterprise Green Communities certification and U.S. Green Building Council LEED ratings up to Platinum.

The neighborhood
Ladera sits on the hill above US-70 in Ruidoso Downs, with Walmart minutes away on the highway, the hospital a short drive down Sudderth, the Warrior Drive schools close by, and Midtown Ruidoso about ten minutes up the canyon.
Good to know
Anyone is welcome to apply. Ladera is a mixed-income affordable community, so eligibility for a program home depends on household income and size, nothing else. One quick call to the office is usually enough to tell you where your household stands.
Program homes at Ladera use income limits that HUD sets each year for Lincoln County. The limits rise with household size, so a household of four can earn more than a single renter and still qualify. Because they change annually, call us with a rough idea of your monthly income and we can tell you quickly.
Rent at Ladera is a set monthly amount by floor plan, kept below the market through the affordable-housing program. It is not calculated as a percentage of your income.
